What insurance should I have as a landlord?

A landlord needs to protect their investment.  Your building sum insured needs to be an accurate replacement value of the building, including costs for removal of debris and associated professional fees such as architect costs.  You should also include cover for contents such as carpets, curtains, fixtures and fittings.

Be sure to check that your policy has some cover for Property Owners Liability.

Finally, there are additional covers you can add to a Landlord Policy such as Loss of Rent, Rent Default and Theft by a tenant.

What insurance should a builder have?

The most important policy for a builder to carry is Public Liability.  This covers third party property damage and personal injury.  Builders always come into contact with the public and are often on third party property, so Public Liability claims are frequent.

It's also important to insure ALL tools, for their full replacement value, as without their tools, builders are unable to work!  Covering them (especially against theft) is vital.

If you employ staff, Workers Compensation is a statutory requirement.   Many construction companies will not allow builders on-site without adequate Public Liability and Workers Compensation insurance.

Contract Works is another policy that builders should consider.  It covers a building contract during the construction phase and can include all tools and materials on-site.

What insurance do I need for my small business?

It is vital for any small business to have the correct insurance, as small businesses are often the sole source of income for a whole family.

Any retail business should insure their contents and stock for their full replacement value.

The most common types of claims that occur with small businesses are storm/weather damage, fire and theft.  All these risks are covered when you take out a Business Pack Policy.

Public Liability is also very important to any small business.  This covers third party property damage and personal injury.  Public Liability claims are becoming more and more common and they can often be expensive, so the general recommendation is a minimum of $10 million Public Liability cover for any small business.

Workers Compensation is a statutory requirement for any small business with employees, so if you employee staff, you must take out Workers Compensation cover.

Westralian Insurance can assist with your business insurance and provide a thorough, obligation free quote.  Call today, 9302 1388.

What insurance do I need for my mobile plumbing business?

Most importantly, you will need a Public and Products Liability policy to cover your activities as a Plumber.  You will find that most policies have a limitation on underground services claims – this means that you need to dial before you dig and check the location of underground pipes and cables before carrying out any excavation work.  If you don’t check prior to commencing works, you may find that a subsequent claim will be declined.

Secondly, you want to ensure that you have coverage for your tools.  A good insurance policy should cover your tools for Fire, Damage in a collision and Theft from a locked vehicle or premise.  It is also possible to have the Theft cover extended to include Theft in the Open Air if you wish.

If you engage any employees or subcontractors, there is a requirement by law to cover them for Workers Compensation.

Income Protection or Personal Accident and Illness cover is also recommended.
